A marketplace where the wrong match costs a year
Most marketplaces end at the transaction. This one starts there — the listing is a lease and a person you will live or work beside every day.
01 02 Compatibility has to be asked for, not assumed
The platform needs enough about habits, schedule and tolerances to rank sensibly — collected in a few minutes, because nobody completes a forty-question profile to look at rooms.
03 Two marketplaces, not one
A student looking for a room and a company looking for flex space want different filters, different language and different proof — but the same matching engine underneath, or it is two products to maintain.
04 The product does not end at move-in
Shares fail over bills, chores and who invited whom. A platform that disappears after the match has solved the easy half and left the half that actually breaks.

The same ranking logic serves people looking for a room and businesses looking for space, with everything after the match built in.
Lifestyle-based matching
A short compatibility profile — schedule, habits, tolerances — scored against listings and against the people already there, so results are ranked by fit rather than by whoever paid to be at the top.
Room and roommate finder
Search and filtering across residential listings, with the compatibility score shown alongside the usual price, area and availability.
Office and flex space finder
The commercial side with its own filters — size, amenities, lease type — and business matchmaking that pairs tenants who make sense as neighbours.
Life after the match
Bill splitting, chore rotas, shared events and house-rule templates. The unglamorous tooling that decides whether a share lasts the lease.
Listing and account management
Owners publish and manage their own spaces, and every user has an account carrying their profile, saved searches and matches.
